Petersburn: Four Kinds of House on the Same Street

I’m Paul, and Petersburn is where I live. I’ve been cleaning windows and gutters round North Lanarkshire since 2016, and this is the bit of Airdrie I know best — not because I researched it, but because I walk it. Petersburn sits on the south side of town, in the Airdrie South ward alongside Craigneuk, Moffat Mills, Brownsburn, South Cairnhill, Chapelhall and Calderbank. It has the most mixed housing of anywhere on my round, which means there is no single right way to clean a house here.

Living here changes one practical thing

Not a marketing line — it just means I can be flexible in a way I cannot be everywhere else. If the only time that suits is seven in the evening, because that is when you are back from work and the light is still good, that is a short drive for me rather than a trip across town. Same if you spot something after I have been: I can come back.

That is the whole of it. No discount for being a neighbour, same fixed price as everyone else.

Four kinds of house, four different jobs

Walk one loop of Petersburn and you pass the lot:

1960s and 70s council-built housing. Big window areas, straightforward access, and the gutters on these are the ones that catch me out least — but the north-facing roofs grow moss that ends up in them.

Post-war semis. Often the first proper clean the fascias have had since the house went up. Two gutter runs, so from £50 the pair.

Pebbledash. The finish that decides everything. Pebbledash holds dirt and green growth on shaded elevations, and it cannot take a pressure washer without losing stones. Pure water and a soft approach, or you make it worse.

New build. Petersburn has had serious building work recently. North Lanarkshire Council describes the Glenacre Drive scheme as “16 homes, including a mix of amenity bungalows, wheelchair-accessible houses and cottage flats”, and the Petersburn Road development as “40 homes, including a variety of accessible and family-friendly options” — a £9 million build finished in August 2024 .

The new builds have a clock on them

Here is where I will talk myself out of work. The Petersburn Road homes were finished in August 2024. That makes them two years old. They do not need their gutters cleared yet, and anyone who knocks your door saying otherwise is selling you something.

But there is a clock on them, and it is the roof, not the house. New roof tiles start picking up moss and algae within a few winters on a north-facing pitch, and the first thing that moss does is wash down into a gutter that has never been cleared. By the time anyone notices, there is a wet, packed mat sitting in a gutter the owner still thinks of as new.

On my round, about five years is when it starts showing and ten is when it overflows. So for the 2024 builds that is roughly 2029 — worth a look, not worth a panic. I would rather tell you that than sell you a clean you do not need.

Pebbledash, moss and the north gable

The pattern is the same across Petersburn and I check it first on every house: the north side goes first. No sun, slower drying, moss on the roof, green on the render. It is not a reflection on the house — it is just which way it faces.

Gutters are cleared by hand so the compacted silt and moss come out, not just the loose leaves on top. Where a roof is too high or the access is too tight for a ladder to be safe, I use vacuum poles from the ground instead. Same price either way.

On the semis and the council-built stock I do a fair bit of fascia and soffit work here too — that is the white UPVC trim going grey and green, and it comes back properly rather than being painted over.

Worth knowing before you ring

My house is only a few years old. Do the gutters really need doing?

If it is one of the 2024 builds, not yet. Give it to about the five-year mark. Moss off a north-facing pitch fills a new gutter just as well as leaves fill an old one, but two winters will not have done it. Ring me when you can see green on the roof from the pavement.

Can you pressure wash pebbledash?

No. Pressure takes the stones off and drives water behind the render. It wants pure water and patience instead.

Do you do the white plastic trim as well as the windows?

Yes — fascias and soffits from £80, and there is a 12-month guarantee on that work. Most people here have it done at the same visit as the gutters, because it is the same access.

Can you come in the evening?

In Petersburn, usually. I live here, so an evening call-out is realistic in a way it is not in Cumbernauld or Kilsyth.
